Introduction to the Project

AAA Management, committed to enhancing sustainability in their projects—ION Aero and ION Convoy, both slated for completion in 2026—partnered with Willdan and enrolled in the California Energy Design Assistance (CEDA) program. Initially, these all-electric multifamily housing developments in San Diego included gas-based heating systems for pools, spas, and rooftop patios. However, after working with CEDA and Willdan to explore energy savings opportunities, AAA Management reconsidered their approach.

A detailed analysis from Willdan highlighted the benefits of an all-electric transition, demonstrating how switching to electric heat pumps and other high-efficiency systems would reduce carbon emissions and lower energy costs. With a recalculated payback period and tailored energy modeling, AAA Management made the pivotal decision to eliminate natural gas and fully electrify both projects.

By leveraging CEDA, these properties will, therefore, serve as models for how large-scale multifamily buildings can transition to all-electric systems, improve efficiency, and contribute to a more sustainable future.

Project Goals

Each project emphasizes a forward-thinking approach to sustainability, energy efficiency, and operational excellence. These developments lead the way in all-electric multifamily housing in San Diego, eliminating gas usage for pool and spa heating, outdoor kitchens, and patio heating. By integrating efficient design and cutting-edge technology, the projects aim to lower long-term energy costs.

Beyond electrification, the projects prioritize decarbonization with durable, high-performing systems that simplify maintenance and reduce operational expenses. Thoughtful design choices, such as high R-value insulation and optimized rental space layouts, ensure a balance between usability and energy efficiency. Additionally, the buildings are photovoltaic (PV) ready, with infrastructure in place to support future PV system installations, reinforcing their commitment to long-term sustainability.

 

 

Electrification Measures

The following electrification strategies were implemented across the ION Aero and ION Convoy projects to improve energy efficiency and reduce carbon emissions:

  • HVAC Systems: Both buildings feature split air- source heat pumps, providing efficient heating and cooling while reducing energy consumption.
  • Pool Heating: Each project utilizes heat pump pool and spa heaters, a sustainable option that eliminates reliance on natural gas.
  • Lighting: LED lighting was installed throughout both buildings to enhance energy efficiency and reduce electricity usage.
  • Service Water Heating: High-efficiency air-to-water heat pump water heaters with a COP of 5.5 efficiently provide hot water throughout the buildings to meet demand.
  • Ventilation: Both projects incorporate Dedicated Outdoor Air Systems (DOAS) units to deliver fresh air to corridors, with energy recovery ventilators (ERVs) installed in amenities and high-traffic areas for enhanced ventilation efficiency.
  • Glazing: Each building is equipped with high-performance vinyl windows featuring argon-filled glass and low solar heat gain, reducing the need for mechanical cooling.

This cohesive approach across the two projects demonstrates, in turn, a shared commitment to sustainability, energy efficiency, and readiness for future renewable energy solutions. By focusing on all-electric systems and energy-saving technologies, these developments are reducing reliance on fossil fuels while ensuring long-term environmental and operational benefits. Together, the ION Aero and ION Convoy projects highlight AAA Management’s dedication to advancing sustainable building practices and preparing for a cleaner energy future.
